Calgary apartment prices have been falling since the end of Spring 2024; a soft market is typical in the second half of the year in Calgary.
Typically, Early spring is a “tighter” market with fewer homes for sale and more buyers looking, which puts upward pressure on prices. Then, by late spring and summer, there will be fewer active buyers, and active listings will tend to accumulate, favouring buyers and taking the pressure off of prices.
While the apartment market is a seller's market and sellers have the upper hand in negotiations, inventory levels have improved, giving sellers a weaker hand than a year ago. Months of inventory increased from 1.7 to 2.9 compared to last year—up 71 percent!
While conditions are still very favourable for sellers, it is a worse time to sell than a year ago. Sellers can expect fewer bidding wars.
The number of January apartment purchases in Calgary is similar to last year, but the number of apartments for sale has risen. That’s why the months of inventory have increased.
