The City of Surrey is the largest city by land area and the second most populated in Metro Vancouver.
North Surrey encompasses the neighbourhoods of Surrey City Centre, Guilford, Whalley, and Fleetwood.
Surrey City Centre is the region’s emerging 2nd downtown with a walkable, transit-oriented downtown core for business, cultural, & entertainment activities.
Central Surrey covers Newton, and the area between 88th Avenue to the north and 48th Avenue to the south. To the east, it is bound by 152nd Street.
Cloverdale, in the central-eastern area of Surrey, is a mix of historic and newer neighbourhoods, such as West Cloverdale and East Clayton.
South Surrey is situated on the border with White Rock, below 48th Avenue. We have grouped White Rock and South Surrey for a combined real estate report. Due to its proximity, the South Surrey real estate market shares more common characteristics with White Rock than it does with the rest of Surrey.
Sub-markets of Metro Vancouver have fewer monthly transactions and this means that a small number of home sales can have an oversized influence on the reported statistics. We always recommend buyers and sellers watch both the local market and the regional Metro Vancouver Report. A sub-market can outperform (or underperform) the region but the saying "a rising tide floats all ships" applies to real estate too. A sub-market can't trend differently from the region for very long.
